Do you rent out your home in Spain to tourists? Then you have to report your guests to SES.Hospedajes, the platform of the Spanish Ministry of the Interior. To register there, you need a Spanish digital certificate or Cl@ve.
Don't have one? Then we register you, acting as your representative. Within 2 working days you will have your username, password and codes, with instructions in your own language.
Yes, if you rent out your home in Spain to tourists, even as a private individual and even if it is only for a few weeks a year. On the right you can read what the obligation involves and what we do for you. Not sure? Put your question to one of our experts.

Yes. Since 2 December 2024, anyone who provides accommodation to guests in exchange for payment must report them to the Ministry of the Interior. This is set out in the Spanish Real Decreto 933/2021.
Fines: not being registered or not reporting your guests costs €601 to €30,000. Errors or late reports cost €100 to €600.
Catalonia and the Basque Country: there you report your guests to the regional police, not through SES.Hospedajes.

No. We sign your registration with our own certificate, as your representative. To do this, you give us an authorization in the form. After registration, you log in with your username and password.

We register all your properties in one go. For up to 3 properties belonging to the same owner, you pay one price.
Do you have more than 3 properties, or is the owner a company? Contact us and we will tell you the price in advance.

After each booking and on each arrival, you submit your guests' details within 24 hours: yourself on the platform, or automatically through a check-in app or your property management software (PMS). For such a connection, we activate the web service for you.

Yes, if you do not live in Spain. SES.Hospedajes is a reporting obligation to the police, not a tax. You declare your rental income with Modelo 210. You can do that with “Modelo 210 Rental”, below under Prices.

Then you do not need a new registration. Put your question to one of our experts and we will look at how you can regain access.

That depends on your arrangements with the agency.
- Does the agency sign the contract with your guests? Then the agency usually reports them itself. Check with them.
- Do you rent out yourself, including through Airbnb or Booking.com? Then you are responsible and we register you.
- Not sure? Send us your contract with the agency or put your question to one of our experts.

Within 2 working days of your application. The ministry sends your access details to your email address, and we send you the instructions in your own language. Register before your first guest arrives.
